Spec New Build
C&D Homes often looks to historical precedent for inspiration. In this case, it was an Italianate design located in San Marino designed by important southern California architect Wallace Neff. This house was also a speculative venture in an historic neighborhood. When building new homes in older parts of L.A., C&D’s design objective is to relate to the neighbors, as much as possible, thinking about scale and material; while developing a layout that works for today’s lifestyle.
Most people, even REALTORS, assumed the house was a remodel, rather than brand new construction. The layout provides traditional formal spaces at the front, with a large open concept Kitchen — Family Room at the rear opening to the yard. This house evokes the past without being stuck in it.
Situated with it’s backyard facing a tall building, we created privacy by detaching the garage, and putting a second level bonus space above it. We then brought in 30’ tall trees to serve as a hedge across the back.
