This house was my first foray into house “flipping”. The property was a 3,400 square foot 1929 Tudor-revival located in Great Neck Estates, about 30 minutes east of midtown Manhattan. This was an estate sale, and the house had not been updated in 50 years. The program was ambitious — a full gut renovation of the entire structure, new windows throughout, and a 1,000 square foot two-story addition on the back of the house (which I designed). The only thing we were really able to salvage of value was the original Vermont slate roof. The addition allowed us to add a large Family Room and Breakfast area onto the Kitchen, and convert a small den into a first floor bedroom suite. The second floor originally contained 4 bedrooms and 2 bathrooms; we added 2 more bedrooms and a shared bath. The basement was finished, and provided with necessary egress. The property was re-landscaped including the addition of an in-ground sprinkler system. This house sold for the highest price ever paid, up to that time, in this very prestigious neighborhood.
